Lettings and Management for Lytham and St Annes

Lytham and St Annes are neighbouring Fylde coast towns, and landlords often search for them together as Lytham St Annes. Both are in the Fylde Council area, so licensing and housing standards questions go to Fylde Council. Properties around Lytham's historic centre and the St Annes seafront are often older buildings or conversions, where condition, lease terms and building safety matter as much as the rent.

PPS is based in Blackpool, a short journey along the coast. We do not have an office in Lytham or St Annes. Landlords here work with our Blackpool team for lettings, tenancy management and maintenance coordination.

Landlords in the area may own flats and apartments, including conversions of larger period houses, as well as houses. Whichever you own, we start by looking at what the property needs to be let safely and compliantly, then agree a service level that fits how involved you want to be.

What Lytham and St Annes Landlords Should Consider

Points we typically discuss with landlords who own, or are thinking of buying, in the two towns.

Flats and leasehold

If your property is a leasehold flat, the lease matters as much as the tenancy. Check what it says about letting and access, and how service charge, ground rent and building insurance are handled. Ask which repairs fall to the freeholder or managing agent rather than to you.

Fire safety in blocks

Where a flat is in a multi-occupied building, the common parts usually fall under fire safety duties held by the person responsible for the building, often the freeholder or managing agent. It is worth asking what assessments exist.

Presentation and condition

Tenants usually compare several properties before choosing. A clean, well-presented, well-maintained home is easier to market, and our maintenance service can help get a property let-ready.

Setting the rent

Rent set too high can leave a property empty, and rent set too low gives up income. A rental valuation looks at the property, its condition and comparable lets before a figure is agreed.

Compliance for Lytham St Annes Rentals

These are the areas we look at first with landlords here. We help you manage them and flag anything outstanding, while responsibility remains with the landlord.

Energy performance (EPC)

A valid EPC is required to let a property in England and minimum efficiency standards apply. Flats and period conversions can have very different outcomes, so it is worth knowing the rating before you market.

Smoke and carbon monoxide alarms

Landlords must provide working smoke and carbon monoxide alarms as the regulations require, with carbon monoxide alarm requirements in the private rented sector in force since 1 October 2022. We check what your property's layout and heating need.

Gas and electrical checks

An annual gas safety check where there are gas appliances, and an electrical installation condition report at least every five years.

Deposits and tenancy paperwork

Deposits must be protected in an approved scheme, and the prescribed information given to the tenant within 30 days.

Tenancy rules changed in 2026. See our landlord law changes briefing.

Lytham St Annes Landlord FAQs

Do you cover both Lytham and St Annes?

Yes. We work with landlords in Lytham, St Annes-on-Sea and the surrounding area from our Blackpool base. The same service levels apply to either town.

Do you have an office in Lytham St Annes?

No. PPS is based at 262 Dickson Road, Blackpool. Landlords in Lytham and St Annes work with our Blackpool team.

I own a leasehold flat. Can you let and manage it?

Often, yes, but we will want to see the lease first. It can set conditions on letting and affects who is responsible for what, including repairs, insurance and the common parts.

Do I need a licence to let my property in Lytham St Annes?

Not every rental does. Mandatory licensing applies to larger HMOs, those let to five or more people from more than one household, and councils can run additional or selective licensing schemes in defined areas. Check with Fylde Council what applies to your address, and we can help you work through it. Fylde Council has run a proactive HMO inspection programme since 2022, so it is worth having licensing, safety certificates and records in order. Our HMO licensing guide explains the principles.

How is the rent for my property decided?

Through a rental valuation that considers the property, its condition and comparable lets. Ask for one using the form on this page.

How do the 2026 changes affect ending a tenancy?

Section 21 notices can no longer be used. To regain possession a landlord needs a legal ground under Section 8, and if the tenant does not leave, a court order. Some grounds have restrictions, for example the sale or own-use grounds cannot be used in the first 12 months of a tenancy. Our Section 21 guide and the official GOV.UK landlord overview explain what is different.
